Who We Are

 

Carrollwood Village is an unincorporated community in Hillsborough County, Florida and is professionally managed by Greenacre Properties, Inc. Our community is spread over 11.7 square miles and divided into three residential phases. Each phase is governed by a separate Homeowners Association. In entirety Carrollwood Village contains approximately 3,500 residential homes, townhomes and condominiums. Centrally located just outside the heart of Tampa Bay, Carrollwood Village is a place you’ll want to call home.

The Boards of Directors from all three phases work directly with the Community Association Manager to uphold all rules, regulations and compliance for our neighborhoods. Having a strong support system is necessary in communities of this stature. Each director is voted in by residents and all do an excellent job in making the community an enjoyable place to live.

Almost everything a resident needs can be found inside Carrollwood Village. We refer to our community as “self contained” with amenities like shopping, dining, entertainment, activities, a premier members only country club, championship golf course, assisted living facilities and much more. Located only 15 minutes from Tampa International Airport and 20 minutes from downtown, living in Carrollwood Village provides residents the quiet serenity of suburban life. Carrollwood Village has an old charm feel with open spaces, lush tropical landscapes, walking and running trails and amazing parks and recreation facilities.

Our History

 

Carrollwood Village celebrated its 50th birthday in 2022. The first five families moved into their new homes on Golf Crest Cr and Carrollwood Village Dr between Stall Rd and Golf Crest Cr in the fall of 1972. The golf course had just been completed and most of the streets had not yet been paved. South Village Dr was a dead end at N. Dale Mabry as Fletcher had not been extended from Lake Magdalene Blvd. The only traffic light was on Waters Ave.

Matt Jetton created Carrollwood Village when he finished building Original Carrollwood. Originally the land supported family farms and orange groves. Carrollwood Village embodied a new idea for the design of a community built around a golf course. The “village” concept of having everything needed for daily living is reflected in the unique loop street system. “New” Carrollwood Village (as some older residents call it) ranges over 1800 acres and approximately four thousand residences. Matt Jetton lived in Phase II until his death in February of 2013.

The original welcome center was on the corner of Carrollwood Village Run and South Village Dr. Palmwood Condos were the model center for the multifamily lifestyles being offered. Each of the buildings represents the floorplans offered for the other condominiums and villas in Phase I.

Phase II and III residents first moved into their homes in 1978. By the time Phase III was being developed Matt Jetton had retired and had sold most of the land to US Homes, the Merit Group, the Benjamin Group and Mobley Homes.

“The Village” has won recognition from the county for its many projects such as the original print newsletter and the “Best of the Best” award from Hillsborough County in 2018 which recognized the Village as a Legacy Community. The community leadership has partnered with the county and has prevailed in having the County purchase the site at South Village Dr, Lowell Rd, and Casey Rd from two churches in the early 2000’s. The former churches became the Cultural Center with the promise of ongoing community support. It is a “one of a kind” facility in Hillsborough County. Vista Gardens (2014) and the county park, Carrollwood Park (2018) were developed on the site of the old wastewater treatment plant. The community met with the County Commissioners many times to persuade them not to sell the land to a developer for condominiums and retail but to leave it as green space for all to enjoy.

Carrollwood Village has matured into a unique legacy community.
